A meaningful share of Moroccan property changes hands in undeclared cash (the Noir). It produces attractive headline yields but locks foreign capital inside the country, exposes the buyer to tax reassessment, and cannot be insured against title fraud. We refuse Noir listings and reject any agent claim that does not include a notarized title or signed mandate.
