What Morocco offers that Dubai doesn't
- A Schengen-adjacent passport at the buyer's discretion (1h45 from Tangier to Madrid, 2h10 from Casa-Anfa to Paris).
- A dual-jurisdiction safety net — France and Spain both maintain large diaspora networks and bilateral tax-treaty frameworks.
- Heritage trophy tier — Fes, Marrakech and Essaouira medinas have no equivalent in Dubai's 50-year skyline.
- WC 2030 catalyst that's already broken ground.
What Morocco still has to prove
- Off-market inventory transparency. The boutique-agent layer that handles Marrakech Palmeraie estates and Tangier Cap Spartel cliff-side compounds is informal compared to Knight Frank / Sotheby's New York.
- Title transparency. The titre foncier system is robust; the claim verification flow isn't yet standard market practice. That's what platforms like marocain.investments are building.
