• Heritage trophy tier — Fes, Marrakech and Essaouira medinas have no equivalent in Dubai's 50-year skyline.
• WC 2030 catalyst that's already broken ground.

What Morocco still has to prove

• Off-market inventory transparency. The boutique-agent layer that handles Marrakech Palmeraie estates and Tangier Cap Spartel cliff-side compounds is informal compared to Knight Frank / Sotheby's New York.
