WC 2030 infrastructure: what's actually getting built
A district-by-district read on which catalyst projects matter for property pricing — and which are window-dressing.
Not every infrastructure announcement reprices nearby real estate. Some genuinely shift the catchment economics; others are PR. Here's the read for the four projects that actually matter for the foreign-buyer thesis.
Grand Stade de Tanger — 75,000 seats, $360M renovation, 95 % complete
Renamed from Ibn Battuta Stadium. The renovation removed the athletics track and added VIP areas inspired by the Mercedes-Benz Arena in Atlanta. It's the home ground of Ittihad Tanger and a WC 2030 host venue.
Direct property impact: Malabata (the new beachfront corridor 4.8 km away) and Cap Spartel (the cliffside scarcity tier, 16.8 km but on the airport approach) both price the venue in. Marshan and Jbel Kbir are further out but benefit from the broader Tangier prestige rerating.
Grand Stade Hassan II Casablanca — 115,000 seats, the WC 2030 final venue
The largest planned venue. Located in Benslimane, ~30 km from central Casa. Direct impact on Ain Diab corniche and CFC towers through the broader Casablanca tourism upgrade — Cap Hospitality (FM6I 4B MAD) targets 25,000 tourism rooms by 2030.
TGV Rabat ↔ Marrakech extension — 430 km, 350 km/h
By 2030, the same high-speed line that runs Tangier → Casa today extends to Marrakech via Rabat. This is the genuinely under-priced catalyst. Marrakech becomes a 2h40 train ride from Tangier — same range as Paris ↔ Bordeaux. A property class that today depends on a 50-minute flight becomes accessible by a coffee-and-laptop train.
Tanger Med Port Phase III — 15M TEU capacity by 2030
Africa's largest cargo port. 11.1M containers handled in 2025 (+8.4 % YoY). Phase III adds capacity to 15M TEU. Direct impact: Boubana (Tangier industrial-adjacent enclave) and the broader free-zone real estate around the port. Less direct on pure-luxury but underpins the Tangier-corridor multi-decade thesis.
What's hype
Every announcement that lists a project name + a billion-dollar number but doesn't have a start date, a permit, or a sovereign-fund commitment letter. The Casablanca AI data center (Tier-IV, 2029 target) is real strategic intent but announced, not under construction.
